Most routine activities and classes are funded through Association dues. Some events, however, are funded by attendees through ticket purchases.

Yes! Our normal business hours are Monday through Friday from 9:00 AM to 5:00 PM. Due to the unpredicatable nature of clubhouse activitiy, you are encouraged to schedule a tour by calling 281-391-2582.

Heritage Grand loves guests! We ask that the homeowner accompany their guests at all times while enjoying our community. If visiting the clubhouse or pool area with your guests, please check them in at the front desk.

A Homeowners Association (HOA) is an organization that oversees a community, guided by its Covenants, Conditions, and Restrictions (CC&Rs) and Bylaws. Homeowners within the community contribute HOA fees and adhere to the established rules and regulations, which fund amenities and services provided to residents. Heritage Grand is managed by a five-member Board of Directors, elected by the homeowners, who oversee these services and determine the HOA fees. Their efforts help maintain the community’s appeal and property values.

The Board of Directors hires a community management company to provide administrative, operational, and financial support. This company acts as a liaison between homeowners and the Board, ensuring the implementation of Board policies and decisions. While the Board sets the rules and regulations, the management company provides the necessary operational support. First Service Residential (FSR) has been designated as the management company for Heritage Grand. The FSR staff is located in the clubhouse and is available to assist residents with any questions, issues, or concerns.

Heritage Grand maintains the HUD designation as a 55+ age-restricted community, and this designation requires at least 80% of homes to have one permanent resident be 55 years old or older. Individuals under the age of 19 are not permitted to reside in Heritage Grand for more than 60 days within any calendar year.
